Moving day in a strata building or a suite
Most Vancouver moves happen in a strata tower, a walk-up or a suite in a house, and each comes with its own timing. Your clean fits around it.
- Strata move bookings. Many strata bylaws ask residents to book the elevator for a move, often with protective pads, and some set a move-in or move-out fee. We clean after the movers’ slot when you’re leaving, and before it when you’re arriving.
- The 1 p.m. rule. Unless you and your landlord agree otherwise, a BC tenant moves out by 1 p.m. on the day the tenancy ends. Choose your time so the clean is done before the keys go back.
- Suites in houses. Leaving a basement or laneway suite? Tell us which entrance to use and where the key will be, and book the clean by the suite’s own size.
- Access. Enterphone code, fob or lockbox: add it to your booking notes. Your keys are never copied or kept.
- Your price stays the same whatever your strata’s rules or elevator bookings.

The clean
What the move clean covers
Room by room through the empty home, closets too:
- Kitchen and bathrooms get the deep treatment: stovetop and range hood degreased, grout scrubbed, sinks and faucets cleaned
- The microwave inside, the oven door glass and the fridge top
- Closets, wardrobes and their shelves wiped inside
- Baseboards wiped by hand; door frames, switch plates and vent covers wiped
- Floors vacuumed, then mopped, including behind the big appliances where there’s access

Renting in BC
Moving out under BC’s tenancy rules
Under BC’s Residential Tenancy Act, a tenant who moves out must leave the rental unit “reasonably clean, and undamaged except for reasonable wear and tear”.
- Deposits. A landlord may take a security deposit of up to half of the first month’s rent, and a pet damage deposit of up to half of the first month’s rent.
- Condition inspections. Landlord and tenant inspect the unit together at the start and at the end of the tenancy, and the landlord completes a Condition Inspection Report.
- After the move. Give your landlord your forwarding address in writing. Within 15 days of the later of the end of the tenancy and receiving that address, the landlord must return the deposits with any interest, or apply for dispute resolution to claim against them.

How much is a move-out clean in Vancouver?
For a one-bathroom studio or one-bedroom under 600 sq ft, a move clean starts from $228 before 5% GST. A two-bedroom, one-bathroom home starts from $291 and a three-bedroom house from $371. Checklist extras like the oven, fridge or cabinet interiors ($34.50 each) are added when you book, and you see the total first.
What does a BC landlord expect at move-out?
A unit that is reasonably clean and undamaged, apart from reasonable wear and tear: that’s the standard in BC’s Residential Tenancy Act. Their checklist tells you what they’ll look at, so send it with your booking. For your rights, see Moving out of rental units on gov.bc.ca.
Can the clean fit around my strata’s move booking?
Yes. Tell us the elevator slot when you book: the move-out clean goes after the movers have finished, and the move-in clean before your furniture comes up.
I’m leaving a basement suite. Can you clean it while the owners are upstairs?
Yes. Tell us which entrance to use and where the key will be, and choose your time. Book the suite by its own bedrooms and bathrooms, and your cleaner works only in your unit.
Can the clean happen after I’ve left for the new place?
Yes. Put the key or fob in a lockbox or leave it with the concierge, note the enterphone code and how to lock up, and your cleaner does the rest. Your keys are never copied or kept.
