Where build-up hides in a Vancouver home
Much of the year’s build-up here arrives with the rain: damp air, wet boots and windows kept shut from October into spring. A deep clean goes after what those months leave behind.
- Condensation season. On cold mornings the windows fog and water runs down onto the sills and frames. Your cleaner wipes down the sills and door frames where it collects.
- Steamy bathrooms. In a compact strata bathroom the air stays damp long after a shower. Grout lines get scrubbed, the shower glass de-soaped and the exhaust fan cover wiped of its dust.
- Wet-weather grit. Rain carries grit and leaves in from the street, so the entry, the hard floors and the corners behind doors get extra attention.
- Character houses. Early-1900s houses in Kitsilano, Mount Pleasant and Strathcona have deep sills, wainscoting, picture rails and built-ins that gather fine dust between visits.
- Basement and laneway suites. A finished basement can be part of the same visit with the finished basement extra ($88.50). A suite with its own tenant is booked as its own clean.

The clean
What the deep add-on takes on
Your regular clean comes first: kitchen, bathrooms, dusting and floors. Then the add-on works through the build-up, room by room:
- Kitchen: stovetop degreased, range hood and filters cleaned, backsplash scrubbed and cabinet fronts detailed
- Bathrooms: tile and grout scrubbed, tubs and shower glass de-soaped, exhaust fans and light fixtures wiped
- Sills, shelves, door frames, switch plates, vents and register covers wiped down
- Ceiling fans and light fixtures dusted where they can be reached
- Floors done under the furniture your cleaner can safely move and put back
Choose extras on the booking form and each is itemized in your price: the inside of the oven, fridge or cabinets, hand-wiped baseboards, interior windows and blinds, interior walls and a finished basement.
Timing
When Vancouver homes book a deep clean
- Late spring. Tree pollen settles as a fine yellow dust on sills and ledges in April and May. A deep clean once it has passed starts the summer fresh.
- Before the rains. A fall deep clean, before the windows stay shut for the season, clears the summer’s dust from vents, fixtures and floors.

How much is a deep clean in Vancouver?
From $259 before 5% GST for a studio or one-bedroom under 600 sq ft: the regular clean ($194) plus the deep-cleaning add-on ($65). A two-bedroom, one-bathroom home starts from $322. From 1,200 sq ft the add-on is $135.50, so a three-bedroom house starts from $472.50. The booking form shows your total, extras included, before you book.
Which sales tax applies to a clean in Vancouver?
5% GST. House cleaning in British Columbia carries GST only, with no PST, so every Vancouver price on this page is before 5% GST.
My house has a finished basement. How do I add it?
Add the finished basement extra ($88.50) on the booking form and it’s part of the same visit. If the basement is a separate suite with its own tenant, book it as its own clean, with its own access notes.
Do you wipe the sills where condensation collects?
Yes. Window sills and door frames are wiped on every deep clean. For the glass itself, add interior windows ($22.50 per room) on the booking form.
How often should a Vancouver home have a deep clean?
Twice a year suits most homes: in late spring, once the pollen has passed, and in the fall, before the windows stay shut for winter. In between, a weekly or bi-weekly plan keeps things in order, and you save up to 15% with a recurring plan.
